16.2    TRANSPORTATION & LAND MANAGEMENT AGENCY/PLANNING:  Public Hearing on GENERAL PLAN AMENDMENT NO. 750/CHANGE OF ZONE 7167/TENTATIVE TRACT MAP 33675 - EA 40208 – Victoria Homes – Glen Avon Zoning District – Jurupa Area Plan – 2nd District.  Recommendation of Planning Commission for Adoption of a mitigated negative declaration for Environmental Assessment 40208; Tentative Approval of GPA 750 to amend the designation from Low Density Residential (LDR) to Medium Density Residential (MDR); Tentative Approval of CZ 7167 to change from Light Agricultural (A-1) to Planned Residential Development (R-4) to allow for 6000 sq. ft. minimum lots, and One–Family Dwellings (R-1) to allow for 7,200 sq. ft. lots; and, Approval of TTM 33675, Schedule A subdivision of 50.8 gross acres into 182 residential lots, a 129,984 sq. ft. park (27,620 sq. ft. of park is a water quality basin), a 6,741 sq. ft. tot lot, a regional trail along the easterly property line and a community trail along Mission Boulevard.

16.3    TRANSPORTATION & LAND MANAGEMENT AGENCY/PLANNING:  Public Hearing on CHANGE OF ZONE 6885/TENTATIVE TRACT MAP 31768 and CHANGE OF ZONE 6933/ TENTATIVE TRACT MAP 31778 – EIR 00469 – Hillcrest Homes, Inc./CL Williams Group LLC – Prado-Mira Loma Zoning District – Jurupa Area Plan – 2nd District.  Recommendation of Planning Commission for Tentative Certification of Environmental Impact Report No. 469; Tentative Approval of CZ 6885 to change from Heavy Agriculture-10 acre minimum (A-2-10) to One Family Dwelling (R-1); Tentative Approval of CZ 6933 to change from Heavy Agriculture-20 acre minimum (A-2-20) to One Family Dwelling (R-1); Approval of TTM 31768, Schedule A subdivision of 61 acres into 189 residential lots with a minimum lot size of 7200 sq. ft., a 6.32 acre school site, a 1.8 acre park site, one well site, and 1.82 acres of open space; and, Approval of TTM 31778, Schedule A subdivision of 41.32 acres into 128 residential lots with a minimum lot size of 7200 sq. ft., and 2.5 acres of open space.

(John Wang) – Southland Engineering – Sun City Zoning District – Sun City/Menifee Area Plan – 3rd District.  Recommendation of Planning Commission for adoption of a mitigated negative declaration for Environmental Assessment 40021; Tentative Approval of CZ 7114 to change the zoning from Scenic Highway Commercial C-P-S) to General Commercial (C-1/C-P); and, Approval of CUP 3325R1 to construct and operate a mini storage facility comprised of one-story and two-story buildings totaling 82 sq. ft. and 172 sq. ft. of floor area.            (TENT. 16.5    TRANSPORTATION & LAND MANAGEMENT AGENCY/PLANNING:  Public Hearing on CHANGE OF ZONE 7112/TENATIVE PARCEL MAP 32305 – EA 39488 – Rose and Frank Brainard – Ida Martin - Rancho California Zoning Area – Southwest Area Plan – 3rd District.  Recommendation of Planning Commission for adoption of a mitigated negative declaration for Environmental Assessment 39488; Tentative Approval of CZ 7112 to change the zoning from Rural Residential (R-R) to Residential Agricultural 2 Acre Minimum (R-A-2); and, Approval of TPM 32305, Schedule H to subdivide 6.13 acres into 2 residential parcels (lot 1 is proposed 3.17 gross acres, and lot 2 is proposed 2.96 gross acres).
